WORK IN THE SUMMER
FLOODS & FIRE ...AND... ICE & SNOW
For close to two decades, part of our maintenance staff have been assigned to work specifically in one community's buildings. This community-based approach, similar to how our housekeeping staff have been assigned, provides a local expert who is familiar with the systems, fixtures, and uniqueness of your residence halls.
Currently, two maintenance staff serve your needs in each of our five communities -- one for general maintenance services and one for carpentry-related repairs.
plumbing in bathrooms (sinks, showers, toilets & urinals), electrical outlets and fixtures (light fixtures and bulbs, exit signs, outlets, ranges), heat convectors, fan coil units, air handlers
doors, windows and window screens, closet doors and shelves, locks and lock core changes
The remainder of our maintenance staff are centrally grouped by specialty and respond to requests in all halls. These centrally based maintenance teams include:
mechanical room equipment for the generation of heat and hot water, hot and cold water pressure, pipe repairs, water coolers, building ventilation systems
student room furniture, study and lounge furniture, window blinds, bulletin boards
painted surfaces in student rooms and all public areas
vinyl floor tile, ceramic wall and floor tile, wood flooring, carpet, signage
small-scale short-duration work
Scheduled Maintenance
preventive maintenance functions
routine services: exhaust fans, refrigerators, motors and belts, sump pumps, and fan coil units
Facilities Maintenance staff work all summer to prepare our halls for fall semester residents and summer guests as do our housekeepers. Each crew assesses room and building conditions after residents leave each May and attempt to prioritize and complete all essential repairs possible in the time permitted in our summer crew work schedule.
In addition, we regularly use the summer months to concentrate on projects that would be too disruptive to residents during the academic year. New carpets, furniture and mattresses are installed, rooms and lounges are painted, and light bulbs and faucet washers are replaced along with dozens of other tasks performed as our full-time and summer student staff pass through the halls.
Cleaning up after floods, drain back-ups and fires draws staff from Building Services, Facilities Maintenance and our management team to respond to emergencies.
We also respond to snow, ice, and other weather emergencies and repairs caused by hurricane and electrical storm damage.
